Selling Your Home Fast is actually easier than you might think. This is a quick overview of some important concepts every Real Estate owner should know before selling their house. From what I have seen, scarcity and urgency work hand in hand; that’s what motivates a buyer from window shopping to putting their intentions on paper. I’ll try my best explain each and then how they work hand in hand!
Scarcity
Scarcity creates value in the eyes of buyers. When someone sees a home and they think, this may be my only chance to get … XYZ within my budget, that’s a big motivator. So, what aspects of a home create scarcity? Scarcity can come from hundreds of different places – primarily stemming from unique personalized upgrades and location. Unique personal upgrade is a broad term.. a few common examples are: an oversized uniquely designed deck, newer upgraded floors, a head turning garden, unique feature wall, oversized garage etc. Does your house have features or a location that make it unique? If so, when selling it’s in your best interest to highlight these as selling features.
Urgency
Urgency unfortunately has a lot to do with price. In Edmonton it’s very common for people buying real estate to work with a Real Estate agent. Realtors in Edmonton have access to MLS meaning we all have historical sales data. So buyers have a very good idea of whether or not your home is price correctly as per the current real estate market. When Realtors bring their clients to a home and tell them ‘at this price, I am sure it won’t last long’ or even just ‘it’s price well’ this is enough to create a sense of urgency in the mind of the buyers.
The Result
When someone is thinking ‘this house has XYZ’ combined with ‘this house won’t last long’ you’ve created the perfect environment to encourage offers. The best part about this strategy, is that it creates the opportunity for multiple offers. Receiving multiple offers is in my opinion the best way to sell homes for above asking price and greatly increase your profits as a home seller.
